Since we’re a redevelopment firm, we typically don’t mind properties that are not up to par. In fact, we search for properties that require low-to-high levels of repairs and renovation. We’re aware that the typical retail buyer would shy away from such properties. However, we’re on a mission to rejuvenate the neighborhoods and communities we serve.
NO APPRAISALS
Typically, banks require an appraisal to be completed. However, due to the special arrangements we have with our lenders, more often than not, an appraisal is not required unless a dire need for one is required.
NO LENDING RESTRICTIONS
Compared to traditional banks, our trusted lenders have made it convenient for our company to borrow capital with no restrictions that would affect the purchase of our investment properties.
WE’LL WAIT ON SHORT SALE APPROVALS
As a realtor, you may or may not be aware of the time length required to receive approval from banks during a short sale. Most retail (and sometimes non-retail) buyers simply do not have the patience for this approval. We are different and are well equipped to be patient during the entire short sale process.
